Wet Rot Remediation

Dry Rot & Wet Rot Treatment

Preserve the Integrity of Your Timber Structures

Timber decay caused by dry rot or wet rot can seriously compromise the structural safety and appearance of your property. Left untreated, rot can spread quickly — weakening floors, joists, skirting boards, and other wooden components.

At City Waterproofing Ltd., we provide expert diagnosis and treatment of dry rot and wet rot in homes and commercial buildings across London. Our experienced team uses proven methods to eradicate fungal growth, repair damage, and protect your property for the long term.

What Is Timber Rot?

Timber rot is caused by fungal growth that thrives in damp conditions. It breaks down the cellulose in wood, weakening the structure and leading to decay. There are two main types:

Dry Rot (Serpula lacrymans)

Dry rot is the most serious form of timber decay. It can spread rapidly through masonry and timber in search of moisture, often growing unseen behind walls and under floors.

Wet Rot (Coniophora puteana and others)

Wet rot is less aggressive but more common. It occurs in persistently damp areas, typically where there is a plumbing leak, rising damp, or water ingress from the exterior.

Signs of Timber Rot

Common symptoms of dry or wet rot include:

  • Crumbling, brittle, or darkened timber
  • Distinctive musty or damp odour
  • Shrinking or splitting of wood
  • Fungal growth or fruiting bodies (mushroom-like structures)
  • Paintwork bubbling or flaking off timber surfaces
  • Affected timber that feels soft or spongy when pressed

Early detection is key — the longer the rot is left untreated, the more extensive the damage.

Causes of Timber Decay

Timber rot is caused by excess moisture combined with poor ventilation. Typical sources include:

  • Leaking roofs, gutters, or pipes
  • Rising or penetrating damp
  • Condensation in poorly ventilated areas
  • Faulty or bridged damp-proof courses
  • Water accumulation in basements or crawl spaces

Once dampness sets in, fungal spores can germinate and colonise nearby woodwork.

Our Dry Rot & Wet Rot Treatment Process

Step 1: Full Inspection and Survey

We carry out a detailed assessment to identify the type of rot, the extent of the damage, and the underlying cause of moisture. This includes inspecting hidden areas, such as under floorboards or behind plaster.

Step 2: Eliminate the Source of Moisture

We resolve any damp-related issues contributing to the fungal growth — including fixing leaks, treating damp walls, or improving ventilation.

Step 3: Remove Affected Timber

All decayed and structurally compromised timber is carefully removed to prevent further spread of the fungus.

Step 4: Apply Anti-Fungal Treatment

Remaining timber and masonry are treated with high-strength fungicides to kill spores and prevent re-infestation. This is essential, especially in dry rot cases where the fungus can survive in masonry.

Step 5: Replace and Protect

We replace affected timber with pre-treated materials and apply protective coatings where necessary. Our aim is to restore full structural integrity and long-term protection.
